Eviction Grounds Under Dubai Law

Dubai law strictly limits the grounds on which a landlord can evict a tenant. Valid grounds include: personal use by the landlord or first-degree relatives, property demolition or major renovation, and sale of the property.

Landlords must provide 12 months written notice via notary public for eviction at lease end. During the lease term, eviction is only permitted for non-payment (30 days after notice), illegal use, or subletting without permission.
